Common flat roof problems.
Water that can’t run off finds a way in.
A flat roof is never truly flat. It is built with a slight slope so water drains to the edges, drains or scuppers. When that drainage fails or the membrane wears, water sits on the roof and works its way into seams and penetrations.
- Ponding water still there 48 hours after rain
- Blisters, cracks or bubbles in the membrane
- Open seams or lifted edges
- Leaks around rooftop units, drains, vents or skylights
- Punctures from foot traffic, debris or hail
- Clogged drains and scuppers

Commercial buildings.
For offices, shops, warehouses and apartment buildings, a roof leak means more than a stained ceiling: it can mean damaged stock, closed rooms and unhappy tenants.
We inspect the roof, explain the repair and replacement options in plain language, and talk through access, timing and anything else that affects your operation before work starts.
Flat roof systems and metal roofing.
Flat roofs are covered with membranes rather than shingles. Common systems include single-ply membranes such as TPO and EPDM, and modified bitumen; roof coatings can extend the life of some existing roofs. The right choice depends on the building, the condition of the roof and your budget, and we work with trusted brands like GAF.
Metal roofing
We also install metal roofing, which suits many low-slope commercial and outbuilding roofs. It sheds water and snow quickly and holds up well to wind.
Homes with flat sections
Porch roofs, garages and additions often have low-slope sections that can’t take shingles. They need the same membrane approach as a commercial roof, on a smaller scale.
Repair or replace a flat roof.
Most flat roof leaks start in a small area: a seam that has opened, flashing that has pulled away from a parapet wall, or a puncture near a rooftop unit. If the membrane is sound elsewhere, those spots can be repaired and the roof kept in service.
Replacement makes more sense when the membrane is brittle, blistered or cracked across most of the roof, when water has soaked the insulation underneath, or when leaks keep appearing in new places. Wet insulation is a common hidden problem: it stays wet, adds weight and keeps feeding leaks until it is replaced.
Keeping a flat roof working
- Keep drains, scuppers and gutters clear, especially in the fall
- Look the roof over after major storms
- Limit foot traffic to the paths that service rooftop equipment
- Have seams, flashing and penetrations checked regularly

Flat roof questions.
Is some standing water normal on a flat roof?
A little water that dries within a day or two after rain is common. Water still there after about 48 hours is ponding, and it speeds up wear and leaks. Fixing the drainage is often part of the repair.
Can a flat roof be repaired instead of replaced?
Often, yes. Many flat roof leaks start at seams, flashing, drains or rooftop equipment and can be repaired. When the membrane is worn out across the whole roof, replacement is the better investment.
Do you work on flat roofs on houses?
Yes. Porches, garages, additions and low-slope sections of homes, as well as commercial buildings.
Does insurance cover flat roof damage?
If a covered event such as hail or wind caused the damage, the policy may cover it. Wear and age usually are not covered. The insurance company decides based on the policy, and we help with the claim.
