When a repair makes sense.
Not every leak means a new roof.
A lot of roof problems are local. Wind lifts a row of shingles, a rubber pipe boot cracks, or the flashing around a chimney pulls loose, and water gets in at that one spot. If the rest of the roof is in good shape, fixing the damaged area stops the leak and keeps the roof working for years.
Problems that are usually repairable
- A few missing, lifted or creased shingles after a windstorm
- A leak around a chimney, skylight, vent or plumbing pipe
- Cracked or loose flashing and pipe boots
- Scattered hail hits on a roof that is otherwise sound
- A small area damaged by a fallen limb
At the inspection we look over the whole roof, not just the spot that leaks, so you know whether a repair is a real fix or a short-term patch on a roof that is near the end.

When it’s time to replace the roof.
Asphalt shingles wear out gradually. Their granules wash off, the edges curl, and the shingle underneath turns brittle until the roof can no longer shed water reliably. Past that point, repairs tend to chase one leak after another.
- Shingles curling, cracking or worn bare across whole slopes
- Granules collecting in the gutters and at the downspouts
- Leaks in more than one place, or leaks that keep coming back
- Sagging lines or soft spots on the roof
- Widespread hail or wind damage, which insurance may cover
If your roof has reached that point, we will tell you. If it hasn’t, we will tell you that too.
Roofing materials we install.
Architectural shingles and metal roofing, from trusted brands like GAF.
Architectural shingles
Architectural, or dimensional, shingles are the most common roofing on homes today. They are thicker than the older flat three-tab style, with layered tabs that give the roof depth and stand up better to wind. They come in a wide range of colors, and we install roofing systems from trusted brands like GAF.
Metal roofing
Metal costs more up front but can last much longer than asphalt. It sheds snow easily, handles high winds well and works on homes, garages and many commercial buildings. We can walk you through whether metal makes sense for your building and budget.
The parts you don’t see
A roof is a system. Underlayment goes down under the shingles, flashing seals the joints at chimneys, walls and valleys, and vents let heat and moisture out of the attic. When one of these fails, it shortens the life of everything around it, so a good replacement covers all of them, not just the shingles.

What a roof replacement involves.
- Inspection and options. We inspect the roof, explain what we found and go over your choices of material and color.
- Tear-off. The old roofing comes off down to the wood decking.
- Decking. With the old roof off, the decking can be seen. Boards that are soft or rotted have to be replaced before anything goes on top of them.
- The new roof. Underlayment, flashing, vents and the new shingles or metal go on.
- Cleanup. We clean up when the work is done, including the nails and debris that come off an old roof.
Roof damage and insurance.
Hail and wind damage are often covered by homeowner’s insurance; wear and age usually are not. If a storm caused the damage, we help with your claim. We inspect the roof and explain what we found, so you know what you are reporting, and we answer your questions as the claim moves along. Your insurance company decides what your policy covers.

Roofing questions.
How long does a roof replacement take?
Most homes take one to three days on the roof. The size and pitch of the roof, how many old layers come off, how much decking needs replacing and the weather all change that. You get a timeline after the inspection, and we let you know right away if weather moves it.
Do I need a permit to replace my roof?
It depends on where you live and what the job involves. Montgomery County Building Regulations says in its re-roofing policy that a tear-off and re-roof with no structural repairs does not need a permit, while structural work such as replacing rotted rafters does. Some cities set their own rules: Kettering, for example, requires a permit once more than half the sheathing is replaced, according to its residential reroofing guide. Your local building department has the final word.
Architectural shingles or metal: which is better?
Neither is right for every house. Architectural shingles cost less up front, suit almost any style of home and are quick to repair. Metal costs more but can last decades longer, sheds snow easily and holds up well to wind. Budget, how long you plan to stay in the home and the look you want usually decide it, and we can price both.
Will my insurance pay for a new roof?
If a covered event such as hail or wind damaged the roof, your policy may pay for the repair or replacement, minus your deductible. Normal wear and age are usually not covered. Your insurance company decides based on your policy. We help with your claim from the first inspection on: see storm damage help.
What affects the cost of a new roof?
The size and pitch of the roof, the number of layers to remove, how much of the decking underneath needs replacing, the material you choose and details such as chimneys, skylights and valleys. You get your options and pricing before any work starts.
Can a roof be replaced in winter?
Often, yes. Shingles need some warmth to seal down properly, so winter work is planned around the forecast. If it is too cold for a full replacement, a repair can protect the house until conditions allow.
